The space
This is a great 3rd floor two bedroom condo with a super floor plan for families as you enter the unit the center is the living room and kitchen with patio overlooking pool, tennis courts and view of the ocean. Flanked to the left is the master bedroom with an en suite full bathroom. To the right of the living area is the 2 bedroom which as 2 queen beds.
At this time, we have not yet fully updated the unit however it is fantastic and totally functionable for a great beach vacation! The master bedroom has a king bed, there is a small sofa too that a child could sleep on (bring extra bedding). We do provide a queen sized airbed as well for the living room (that for now...) lacks a pull out or fold down sleeper sofa.
The living DOES HAVE a 70 inch flat screen to watch the game or fun cuddly movies with the kiddos after a long day at the beach. The eat in counter just begs for "breakfast taco bar" in the ams...speaking of which the kitchen is fully equipped for meal prep for your family. While it has granite, the appliances work perfect but are not new stainless. Did you say "who cares?" Exactly.
The 3rd does afford an ocean view and is great for morning coffee, reading, or just enjoying a glass of wine or margaritas after a long drive down.
This condo is located in the 5th tower of Saida, called the Royal Beach & Tennis Club. Formally all timeshares, there are now many individually owned units such as this unit 9038/39. We havent a clue what the 9 is for as it is truly a 3rd floor.
High speed Wifi works great as well as the new Roku tv. Sign into your netflix or amazon and you're good to go. The washer/dryer right in the condo is a rare find at the Saida/Royale complex & very handy for wet swimsuits.
Saida/Royale is directly on the beach with private beach access gate and an outdoor shower to clean off after the ocean. The property has 3 pools, 1 of which is heated plus 3 Texas sized outdoor hot tubs that are always hot.
The property has use of tennis courts, shuffle board, and a bar/grill that is open most weekends if you just dont feel like venturing out.
Why Saida is so fantastic is the location! On the South End of the Island as you cross the causeway which means less fighting traffic. The property is walkable to an easy 10 restaurants, including #1 on yelp and trip advisor Yummies, plus Kohnami Japanese & Sushi (not to be missed) Russo Italian, cheap, great pizza and also wine and gluten free selections plus Johnny Rockets. Gabriellas more upscale dinner Italian, Torpical Smoothie cafe for wraps, and "just nearly walkable" Pier 19 that is home to THE BEST Grilled or Blackened Snapper on the island as well as more than superb breakfast easy #2 on island after. Yummies.
Heads up - this condo is NOT brand new, completely redone. It doesn't have a "sweeping view of ocean nor bay"....but....as our family has, we CAN guarantee you memories that will last a lifetime in a very, very clean condo that will leave you in need of nothing.
Please be alerted to the fact that you need to read the house rules prior to booking, understand and agree to all. Politely ask questions now, not later prior to booking. Important.

We require after booking all guests assure against damages by either selecting option A - pay a 1 time $59 damage cover waiver/protect plan OR option B - do a fully refundable $500 damage deposit. We don't suggest the damage deposit as you must then go back and request after you leave, airbnb holds your money 5 to 10 days, etc it's a hassle that's why we offer the damage waiver.
Guests must provide email to be sent a docusign digital rental agreement you can sign with your finger on your phone - we will NOT check you in without it. Also, you just age verify that primary tenant is 25 years of age or older by attaching a pic of your photo ID OR you can come to our offie South Padre Trips 3800 Padre Blvd, South Padre Island TX 78597 and simply showing your ID
If you ARE under 25, you must do both the damage deposit AND you must do the damage waiver as well. All house rules must be followed or we evict with no refund.
This is NOT a party unit in any way, though we do welcome all ages over 21 with the above clause.
Max is 8 guests. In March Saida wristbands and the fee is $25 per person which we pre collect from you prior to arrival via the airbnb resolution center. This is not optional, and YES you could be 99 years old you must pay the fee - it's the HOA not us, sorry.
P.S. While this property has internet / Wi-Fi we cannot guarantee the speed nor the reliability as it is an island and the only provider is spectrum they are highly unreliable and it goes out a lot. Everywhere on the island is the same.
We require after booking is made completion of a docusign rental agreement as provided by the City of South Padre Island to maintain our short term rental permit. It is also required a photo of any State or Federally issued ID is attached to this digitally signed agreement to age verify.
Additionally any guests that are NOT 25 years of age or older are required to place down an additional $500 fully refundable damage deposit that is billed after booking is made.
Please do NOT book if you do not agree to complete the docusign OR if you are under 25 years of age and will not comply with the additional damage deposit requirement.
Please note: in the months of March and Easter weekend, the property charges a non refundable fee of $25 + 17% tax on condo security wristband fees. This is a HOA fee and NOT our fee. You can buy them in cash from security OR if you wish to use a credit card, we can pre collect this money from you and get them on your behalf. Again, this is for anyone ages 10 years of age to 32 years of age. Thank you
