The space
Condo is very clean inside - all tile no carpeting if allergies. Uniquely has en suite full bathrooms off each bedroom plus a half bath off living room if kiddos sleep on the couches
The kitchen is small but well equipped for breakfasts & quick lunches for your time at the beach.
Road in front of property is under construction and gravel at this time until Aug 1, 2024 per the City of South Padre. Please be aware of some construction dust from time to time
High 12 foot ceilings. Pool in back is private to the 4 condos here & very clean. 1 easy block walk to public beach access, walk to Clayton's Beach Bar, Kellys Irish Pub, Ted's for breakfast, Parrot Eyes for water sports or Fish Tacos, BurgerFi for organic cheeseburgers.
Big flat screen TVs, wifi for smart TVs though we do not have local cable. Ice Cold AC after a long day at the beach to relax in. The Hart Boys welcome you to our little beach retreat on South Padre Island! The laundry in this condo makes for more convenient clean up
Beds are king in master, double sized beds as a bunk in 2nd bedroom PLUS a single sized bed...+ it has two couches in living room. The living room furniture is not super large/luxurious FYI it is made for short term stays to enjoy the beach & pool in back. Up to 8 allowed, though 6 is ideal. Bring extra bedding if 8 please

I'm a Father to 2 boys ages 9 & 12 & feel I know what families seek for nice stay near the beach - FUN :) I am the Owner of this condo as well as the Principal of South Padre Trips a property management company. I handle it all for a fun stay.
Up to 2 dogs or Birds are allowed. The pet fee nonrefundable is $75 PER dog or birds no exceptions. Dog (s) cannot be left alone to bark nor be allowed up on furniture. Pets found on property without prior notice to us as host will be evicted without refund.
If you are NOT 25 years of age you must contact us prior to booking for us to authorize the reservation as you will be subjected to additional damage deposit and/or damage coverage protection, plan fees, as well as additional stipulations, IF WE ACCEPT RESERVATION AT ALL.
Please contact us prior to making a reservation not after about these stipulations above as we have a strict cancel policy. We are fully disclosing this prior to booking and require all guests to read and agree to all house rules as well as submit a docusign rental agreement contract with a pic of your photo ID to age verify. This is not optional
Guest access
Pool area, 2 included off street parking spaces, public beach access. High speed Wifi in unit, cable TV, and a DVD player in living room. Bring your Xbox or Playstation for your teens. This is a non party unit with a max of 8 guests allowed. Must be 25 years of age or older to rent. Pool closes at 10 pm opens at 8 am.

Other things to note
----The "rules" -----
These may sound tough but they really aren't! I know some folks come down to be rowdy & all & that's totally cool, it IS the beach, but my spot isn't set up for that. It is for families.
* There is sleeping space for 6 people shoulder to shoulder or 8 if kids. I recommend considering bringing a queen sized airbed if more than 6 adults . I do have extra bedding in closet though you may want to bring more. I have all tempurpedic style beds.
*Small Kitchen has pots/pans/utensils. All bedding and towels are included. I do include a starter for 2 loads of dishes and 2 trash bags as well as basic shampoo & soap in one bathroom. There is not daily maid service provided.
*Check in is at 3 pm. Check out is at 11 a.m. Early check in/late check out may be available for a small additional fee - message me. At check out it is required that all trash is taken to cans at street + dishwasher turned on and thermostat turned up to 76. The rest our maids handle.
*I do not provide BBQ grill. You are allowed to bring a SMALL one and use in parking aread. If you do not clean up the charcoal & remove the grill, I do charge $150 just like if you smoke in the condo Please be kind. Parties, family get togethers, etc are not allowed as there are other guests besides yourselves of course. As stated, this is not a party complex.
*This complex is a family spot. I own 4 of the 4 condos here, I do not rent the place out a ton, and care about my guests as family.
Over occupancy ie more than 8 guests will result in eviction.
Main guest must be 25+ OR you are required to pay both the $500 refundable damage deposit AND the $59 damage waiver fee.
*Non smoking inside. You can book multiple condos as I own 4 of the 4 condos up to 32 people. If you book all 4 I do have an exception to allow up to 36 total
*Each condo does have a walk in shower if there is a disability.
*There are 2 off street parking spaces included that are back to back. This is cool because if you have a boat & trailer, it will fit your truck and trailer off the street! Do not park on side of street or you will get towed - warning. A golf cart is considered a vehicle FYI. If you need extra parking park free at post office do not use side of street - yikes.
* A signed rental agreement is required. We use docusign so very easy to sign with your finger on your cell once we get your email. With this, you are required to attach a photo of your Drivers License.
I can issue you the electronic door code for entry (door code issued day of arrival) That code is unique to you for your use of the condo while you stay so you can't forget a key.
The best news....I am available! If there is an issue, a problem, whatever, I am a call away. You won't be calling some knucklehead rental agency with a minimum wage employee or some Owner in Topeka...I'm here to help AND make your stay as fun as is possible!
